What a campaign! This property was fun to work on, albeit a challenging one. The spectacular views, features, amazing chattels and architectural layout of this property took more than one visit to figure out a potential market value. Even then we were unsure of what we could expect, being such an elite home on auction day.
To achieve the vendor’s expectations, and bring out every buyer we could find who may indeed buy such an extravagant home, we took on very special marketing campaign; in the vendor’s own words, “I believe the marketing of my property was exceptional”. Pulling in favours we achieved a Sunday Star Times Feature and Western Homes Editorial on top of the already $8,000 + spent on marketing. This package would have been $12,000 without discounts and freebies. The photographer was quoted on social media saying “Shot of the day…. 27 Seacrest Drive West Harbour, Auckland after sunset. Shot from my Phantom 3 drone flying at only 20 metres altitude. So pleased open2view went through the lengthy process of gaining NZ Civil Aviation Authority Part 102 clearances to fly (and photograph) after sunset.”

Due to this campaign which targeted every outlet available to us, we had 4 very busy weekends. Those looking for indulgence, ready to move in and unpack the boxes, saw the headline “Pure luxury in West Harbour” and came along to an open home. Wandering throughout the spacious 3 levels had them day dreaming as to where their furniture would go. After conferring with lawyers and councilmen, we provided answers as to how high a fence could be built for some extra privacy behind the pool and the height allowance for the property being built next door. Two-year-old building plans were on display at all times up until auction day. Not only did the extravagant property attract buyers, we also had those on the hunt for ideas to build their own homes or carry out renovations.
Top price for high-end homes
After 4 tremendous weekends of open homes, auction day arrived and it was crunch time. Could we achieve the price the vendor had his heart set on? After a lot of nail biting, and negotiations between auctioneer, colleague, buyers & vendor – a price of $2.8m was achieved. The event was almost surreal, with the vendor visually present via Skype from Cuba, and the Purchaser a telephone bidder from Peking. This is currently the highest priced property sold in Waitakere within the previous 12 months.
